Hackensack's central blocks were built when Type N lime mortar was still standard. Modern Type S mortar is too hard for the original brick and will accelerate spalling — a common failure we see when prior contractors didn't match the binder. On Fairmount and the Hill section above Prospect, we still pull lime mortar before opening a single joint. The Hill itself has steep front yards. A lot of older retaining walls there were stone-veneered concrete that's now failing at the cap. We rebuild from the substrate up, not just re-face — the cheaper fix lasts maybe five years, the proper rebuild lasts thirty.
