Lodi's relationship with the Saddle River shapes most of the harder masonry jobs in town. Anything within two blocks of the river needs drain tile and proper backfill, not just a wall and dirt — water finds its way out one way or another, and the right time to plan for it is during the dig, not after the first heavy spring. The strip of older two-family homes along Garibaldi has classic NJ brick stoops that respond well to a like-for-like rebuild. We see a lot of those reach end-of-life around the 80-year mark, and the rebuild — fresh footing, period brick, bluestone treads — typically runs 3 to 5 days start to finish.
